Don’t Forget to Cast your Vote for the Sun City Center Long Range Master Plan
As a realtor in Sun City Center, I often see people turned off by this great community simply because of our outdated facilities. Many people who are retiring are coming from much nicer and newer neighborhoods with great facilities and they don’t want to step backward but rather REQUIRE a more state of the art community for their new home.
Let’s face it, just like many of the homes in Sun City Center, our community needs a facelift. Most of the facilities were installed 60 years ago, in 1962, when Sun City Center was first began. As a homeowner in Sun City Center, I want my property values to remain at their maximum. For that reason, I have invested heavily in my 1987 home and made it virtually new inside. However, when it comes to valuing my home, it doesn’t end at my property line. Most people explore a 55+ Community for many reasons and the clubs, activities and facilities we have to offer, greatly impact a person’s decision and desire to move here and therefore strongly impact our property values.
The board has reached out to the community for their thoughts on the future of Sun City Center and the Long Range Master Plan is the result (Click here for info on the process). Their plan offers no increase in fees as it will be funded by the current Capital Fund balance as well as future deposits into this fund which are made by New Residents, when they move into Sun City Center ($3,000 one-time fee). This plan keeps to the community desire of remaining debt free and funds future improvements off the back of the new residents and adds no cost to existing residents.
By expanding facilities many think it may add to ongoing costs such as electric bills, operating costs, etc. However, since many of our buildings and facilities are so old they are extremely expensive to insure, expensive to repair and maintain, do not adhere to current building, safety and accessibility codes. They are energy inefficient and therefore costly to run. By creating new facilities with start of the art technology, it is estimated that there will be no new ongoing expenses.
Remember, this is not a vote to spend money. Budgets will be presented voted on before each phase. AT this time you are simply voting to agree to the concept of the Master Plan with upgrades to our community, based upon all the input received from the current residents of Sun City Center.
